Fractional Real Estate: A Great Investment in Any Economy

A recent article from Kristy Eppley Rupon of the McClatchy-Tribune News Service headlined: “Investors put money into homes rather than stocks”, recycling the old adage that real estate – particularly luxury homes – is the only sure way not to go wrong in investments. When so many investors have lost large percentages of their paper wealth in the recent stock market debacle, the benefits of a tangible asset versus a stock portfolio snapshot is brought painfully home.

Living the Good Life…On Less

A recent Forbes article highlights some positive economic numbers, while also listing many ways to expand your purchasing power and “live the good life for less”.  Amid the money-saving shopping suggestions, relaxing alternatives to expensive trips to the spa, and online sources of in-demand products, fractional ownership is mentioned. After comparing the cost of vacationing to owning your own fractional property in a Private Residence Club, the article states that in the long run, Fractional Ownership is cheaper than renting. In addition, there is an implied profit in a long-term fractional investment.  Owners at Harborview Place experience the good life of Nantucket while only investing a "fraction".

Club Concierge:
A level of personal attention reminiscent of days gone by will enrich each Nantucket vacation. The refrigerator and pantry -and even the bath – will be stocked, upon request, with whatever individual items are requested. Owners arrive “on island” relaxed and ready to enjoy the very first moment in their Nantucket home. Any or all island excursions will be pre-arranged. Those hard-to-obtain, last-minute restaurant reservations will be confirmed. Massages and spa services will be scheduled, as will fishing for the “blues”, tennis and sailing lessons.

Beach services:
A secluded, in-town, sandy beach is just steps from each front door! The golden sand will have signature umbrellas, luxurious chaises and side tables waiting each summer morning, as well as an attentive staff. Our beach beverage service, with lunch and snacks in between, including a specially designed kids menu, will also be available.

Club Boats:
What could be more enjoyable and relaxing than maintenance-free and hassle-free boat ownership? Club boats – such as our new Boston Whaler 200 Dauntless-will be fueled and ready for residence club owners. When you return to your club, the staff takes care of all cleaning, refueling and any other items that need attention, Use of club boats by residence club owners is scheduled through club management. Additionally, small sail boats and sea kayaks are available for all Harborview Place owners. And through our relationship with Barton & Gray mariners club, Harborview place Residence Club owners will be able to access on preferred terms the classic 36′ Hinckley Picnic Boat.

Housekeeping:
Residence club owners receive daily housekeeping service for a fee and full maid service is provided upon request for an additional fee.

Private Staff:
Your professional, friendly, attentive Club staff that every visit is fun-filled and worry-free.

Transportation:
Free transport to and from the airport, ferry and other island destinations are part of the residence club service.

Owners Lounge:
Owners have their own private lounge with business services for your convenience. In addition, recent DVD’s and CD’s to entertain all ages and interests are available.

Massage & Spa:
Your Residence Club concierge will tailor massage and spa services to maximize your enjoyment and relaxation while at Harborview Place.

Clothing & Equipment:
As a Residence club owner, you are freed from the burden of transporting bulky beach gear and clothing. Your personal items may be stored in secure, climate-controlled area, awaiting your next hassle-free visit. Just prior to your arrival, your belongings will be placed in your Club residence.

Green Living

Harborview Place has made it a priority to integrate sustainable design practices to that green living can find a prominent foothold on the island. From the large scale adaptive re-use of existing historic structures to the selection of materials and products that promote energy efficiency, high indoor air quality and water conservation, Harborview Place will make a positive contribution to the natural environment that draws thousands of visitors to the island each year.

ENERGY EFFICIENCY
By selecting energy efficient appliances light fixtures and mechanical equipment, Harborview’s monthly operating costs will be lower than conventional models. Additionally natural light fulls each space reducing the need for artificial lighting and each building is insulated with both Icynene spray foam and GreenGuard batt insulation creating a completely sealed building envelope.

INDOOR AIR QUALITY
Low VOC paints paperless drywall, formaldehyde-free cabinetry, a high air exchange rate and good insulation keep the interior air fresh and free of airborne allergens and pathogens.

NATURAL RESOURCES
Many of the exterior and interior materials have recycled content and are themselves recyclable.

WATER CONSERVATION
Water conservancy is achieved through the use of dual flush toilets and low maintenance landscaping design that requires little irrigation.
